The average price per square foot of residential property in Dubai in 2025

According to recent market data, the average price per square foot of residential real estate in Dubai stood at Dh1,893 in July, reflecting a 3.3% increase from June.
Wizhull, leveraging insights from Property Monitor’s market data and its own client base, highlighted rising transaction volumes and sustained demand in both the sales and leasing segments. Strong activity was noted in secondary and off-plan sales, alongside robust tenant demand in key communities.
Sales Market
The total value of sales transactions reached Dh51.3 billion (+10.6%), with 18,816 transactions recorded—a 20.5% month-on-month increase. Off-plan sales dominated, making up 65% of the transactions, compared to 62% in June.
Apartments: Jumeirah Village Circle, Business Bay, and Damac Riverside were the top-performing areas.
Villas: The Wilds, Grand Polo Club & Resort, and The Oasis led in transaction volumes.
Average sale prices:
Apartments: Dh1.99 million
Townhouses: Dh3.25 million
Villas: Dh9.7 million
Top-performing villa communities: Damac Hills 2, Dubai Land, and Dubai Investments Park.
Leading apartment communities: Dubai Marina, Motor City, and Dubai Land.
Leasing Market
Dubai’s rental market also strengthened, recording 39,251 rental transactions in July, a 3.4% month-on-month rise. Notably, 40% were new rental contracts, up from 37% in June, signaling an influx of new renters.
Rental price highlights:
Apartments: Al Khail Heights saw a 1.5% increase, averaging Dh67,500 annually.
Villas: Jumeirah led with a 4.2% increase, averaging Dh498,000 annually.
Average annual rents:
Apartments: Dh72,000
Townhouses: Dh172,000
Villas: Dh255,000
In terms of leasing demand:
Apartment hotspots: Jumeirah Village Circle, Dubai Silicon Oasis, and Business Bay.
Villa hotspots: Mirdif, Damac Hills 2, and Jumeirah.
Tenant leads at Wizhull rose 10% in July, reflecting sustained interest in rental properties. Wizhull’s own leasing transactions recorded average prices of Dh141,000 for apartments, Dh190,000 for townhouses, and Dh368,000 for villas.
The most active villa communities were Arabian Ranches 2, Dubai Hills Estate, and Arabian Ranches 3, while the busiest apartment hubs were Business Bay, Downtown Dubai, and Dubai Marina.
